What exterior paint colors effect house resale value, and in what way?

I'am a painter 30 year's plus day job one piece of advise on exterior this 2006 not 1960 people are into two tone and color's like i'll explain not blue,red, stuff like that paint your exterior an off white now there's. #50 different white's believe that it is because each paint store try's to compete with each other. Trim it out Shutter, exterior door's, top of hand rail's if you have hand rail's on porch if not just shutter's and door's a macthing color to an off white so it will stand out from the rest of the base of the home color. These color's will help you sell you home. Why ? because it's what people like in our time's today this is great advise that an interior decorator would change you alot of money to lay out for you it's free from me i paint for so many decorator's i know their layout's.What exterior paint colors effect house resale value, and in what way?
It all depends on your neighborhood. You want your house to be as similar - but not *identical* - in style to the houses around it.





If you are in a new spanish-style villa neighborhood, you want earth tones.





If your house is in a Victorian neighborhood of San Francisco, you'd expect cheerful, bright colors with contrasting trim.





Take a look at your neighborhood and see what the trends are. I notice in my neighborhood that the trend is going towards more neutral, earth tones like ';beige and tan';.





P.S. if you make your house ';stick out'; by choosing paint color that is completely shocking or different from the nearby houses, you will likely lower the resale value. Resale value is highest when your house blends in.What exterior paint colors effect house resale value, and in what way?

Well good taste for one, nothing garish such as a Lavendar house,,, no offense to lavendar lovers.





If you live in a neighborhood guided by an ';association'; you may have guidelines they request you follow.





If you live in a neighborhood defined strictly by historical significance you may have to go to town hall for guidelines.





Don't paint the same color as your nextdoor or opposite neighbors, but dont stray too far from what seems to be pleasing, even if it's in the majority.





Very often what looks good to you may not, to a prospective buyer. Very often, less is more. Very often differences to an extreme, while more readily noticed, may call attention to features and/or flaws and be less desirable to prosective buyers.
